Thor Urbana Announces Over $200M USD Industrial Investment in Nuevo León
Global real estate developer Thor Urbana announced a major industrial investment of more than 3,400 million pesos (approximately $200 million USD) in Monterrey, as it advances the development of two key industrial parks aimed at meeting growing demand for modern manufacturing and logistics facilities.
The announcement was made during the launch of TU Park – Apodaca I, which is now operational and includes three industrial buildings totaling approximately 40,600 square meters of rentable industrial space equipped with essential services such as water, electricity, natural gas, and internet — ready for immediate occupation by national and international companies.

Strategic Expansion to Support Industrial Growth
Thor Urbana’s Apodaca investment also includes the start of TU Park – Apodaca II, a second industrial development slated to begin construction in the second quarter of 2026. This expansion will feature seven industrial buildings ranging from 17,000 to 31,500 square meters, designed to serve a wide range of manufacturing, logistics, and distribution operations.
Together, the two industrial parks will add nearly 200,000 square meters of modern industrial space to the region and are expected to generate around 4,500 direct and indirect jobs, reinforcing Apodaca’s role as a strategic industrial and logistics hub within Mexico’s larger manufacturing ecosystem.

Support for Sustainable and Connected Industrial Facilities
As part of its operational strategy, Thor Urbana is collaborating with Energía Real, a solar energy provider, to offer renewable energy alternatives to park tenants, enhancing sustainability and reducing operating costs for occupiers.
The investment responds to sustained demand for high-quality industrial real estate with strong logistics connectivity and proximity to key transportation corridors, including connections to the Monterrey International Airport and major highways, making Apodaca an attractive location for both domestic manufacturers and supply chain operators.

Confidence in Monterrey’s Competitive Ecosystem
During the announcement event, Governor Samuel Alejandro García Sepúlveda emphasized that the investment reflects continued confidence in Monterrey’s industrial ecosystem, even amid a dynamic global trade environment. He noted the state’s leadership in attracting foreign direct investment and the importance of public infrastructure projects — including mobility and transportation improvements — to support long-term industrial growth.
With this expansion, Thor Urbana is further solidifying its industrial portfolio in northern Mexico, while Monterrey continues to enhance its ability to absorb international investment and host advanced manufacturing and distribution operations.
