Monterrey’s industrial real estate market is gaining momentum once again, as new manufacturing investments and large-scale expansion projects drive demand for industrial space across the region. According to CBRE’s latest MarketView report, gross absorption reached approximately 295,000 square meters during the second quarter of 2026, representing a 125% increase compared to the previous quarter. This strong performance underscores Monterrey’s continued appeal as one of North America’s leading destinations for manufacturing and nearshoring investment.
 

The recovery reflects growing confidence among domestic and international manufacturers, with the industrial sector benefiting from continued investment in advanced manufacturing, automotive production, logistics, and high-value industries. Manufacturing companies accounted for 78% of total industrial demand during the quarter, demonstrating the sector’s central role in the region’s economic growth.

The report also indicates that gross absorption reached 426,000 square meters during the first half of 2026, representing a 19.1% increase compared to the same period in 2025.
